In a reverse exchange, the replacement property is acquired first — typically held by an Exchange Accommodation Titleholder — and the departing property is sold afterward. That reverses the usual sequence and puts a clock on the sale.

Under the IRS safe-harbor framework, the relinquished property generally must be identified within 45 days and the full exchange completed within 180 days of the titleholder acquiring the replacement.
